Attached/Detached: R1-10/R1-H/R1-20/R1-40

Lot Size:

No minimum.

Maximum ADU Floor Area:

Attached: 1,200 sq.ft. or 50% of living area

Detached: 800 sq.ft.
(Note: A second living unit of greater than max. size may be considered only within residential or accessory structure which existed prior to March 1, 1995, and subject to required findings in Section 14.14.030.)

Number of Bedrooms:

Maximum 2 bedrooms.


No min/max.


Require separate bathroom and kitchen facilities (permanent range, counters, refrigerator and sink).  Must have a minimum of one bathroom.


Minimum two parking spaces, one of which must be covered.


Attached/Detached: must comply with minimum requirements of underlying zone.


Attached/Detached: must comply with standards of underlying zoning district.


Second living unit to be clearly subordinate to principal living unit by size and location and not be allowed in mobile housing units.

Conversion, Attached, and Junior ADUs must share a common wall with, and internal access to, the main residence to the degree determined appropriate by the city.

Rear Yard Coverage:



Must meet design review guidelines and application process as adopted by city council. (Ord. No. 2012-381, § 1, 5-22-2012; Ord. No. 2016-423, §§ 1, 2, 9-27-2016)

Secondary dwelling shall be subordinate to and architecturally consistent with primary dwelling. The exterior appearance of second living unit shall be compatible with principal living unit.
